We have owned two college-town inns in Virginia, one a startup, both highly successful.  A couple years ago we sold the property and invested in another business that we do not enjoy.  The property market is slow and attempts to sell this and return to b&amp;amp;b ownership have faltered.  We've now leased that business to a new operator and are looking for an inn to run and perhaps eventually to buy when the economy turns,&lt;br /&gt;&lt;br /&gt;Our inns were 5 and 7 rooms, the latter with a 6 apartment extended stay building next door.  Clientele included many businss people (there were no decent hotels in the town) in addition to sightseers and the expected college town visitors--parents, university job candidates, students, speakers.  With some part-time help, we did all the work from marketing to housekeeping. One of us has a professional background as a school headmaster, the other in upscale private clubs and 4 star hotels with professional schooling in the UK.  We have been together since 1988.  Prior to innkeeping our work was largely in Europe and the Middle East. &lt;br /&gt;&lt;br /&gt;We are flexible in location but prefer to be at least near a sizable metro area.  Both of us can work full-time or one can run the inn and the other take outside employment.  We are non-smokers and basically non-drinkers but do have a couple dogs.  Excellent references, both personal and professional are available. Financial arrangements definitely negotiable depending on location, innkeeper quarters, full/prat-time responsibilities, need for 1 or 2 employees, etc. Our ideal post would be with someone in a similar business situation to us--wanting to sell but not able to find a buyer.&lt;br /&gt;&lt;br /&gt;We anticipate that within a couple years we will be in a position to buy again and our preference would be for an inn whose owners would think of eventually selling....but that is not absolute.&lt;br /&gt;&lt;br /&gt;Please let us know what you have. any resources such as statutes and license info that would assist me. I was
hoping that your organization would have a list of laws by state or a place
